There is no such thing as “no maintenance” when it comes to roofs. Your roof is the first line of defence in protecting your home, belongings and family. Regular roof inspections are an essential part of home maintenance, particularly after bad weather.
Often the faults are relatively minor but if they aren’t detected early they can lead to more serious problems like ceiling damage, electrical faults and structural damage with the potential of costing thousands of dollars for repair. Every time we go up on a roof whether it be for a gutter cleaning quote or for a scheduled gutter clean, we will complete a visual inspection, take photos for evidence of any problems we may find and report back to the property owner or property manager.
The following are areas that we commonly find need attention in a roof inspection:
- Slipped and broken tiles
- Corroded roof sheeting
- Ridge and hip capping requiring rebedding and or repointing
- Gutters and valleys full of leaves and debris and or corroded
- Tops of downpipes blocked
- Damaged/unstable TV aerial or receiver dish
- Flashings and fixings corroded
- Brick chimneys with poor mortar condition and loose bricks
- Torn or worn ineffective gutter guard
- Incorrect fall on gutters
- Sagging gutters and water ponding
Why do we visually inspect the roof?
Falling and slipping accidents are far too common when people attempt to perform maintenance work on a roof without the proper equipment and training with 19.4 Australians dying each year from ladder falls alone. Then if you do make it onto the roof safely, if you slip you generally have little or no chance of catching yourself before the roof’s edge. It’s understandable why you wouldn’t want to go up there yourself. To us it only seems common sense to take the opportunity while we are up on your roof to perform the visual inspection as we might have been the only people up there for some time. It also improves customer satisfaction and gives you piece of mind knowing exactly how your roof is protecting you and your family.
